FREE Property Income Tracker

The spreadsheet your accountant wishes you'd been keeping.

A free Excel tracker for UK property investors. Built by a property-specialist accountant. One log per property, the expense categories landlords actually forget, and a Prospective Properties tab that tells you whether to walk away before you offer.

Not a generic budget template. A tracker built specifically for how UK landlords get taxed.

A log tab for every property. Income and expenses, dated and categorised. SUMIFS pull through to the summary automatically - you don't touch a formula.

A per-property summary that updates as you type. Gross rent in. Allowable expenses out. Mortgage interest tracked separately. The number at the bottom is your taxable profit per property, ready to drop into your Self Assessment.

The expense categories HMRC expects to see. Including the ones landlords forget: mileage at 45p/mile, finance costs (kept separate from running costs because Section 24), professional fees, repairs vs improvements.

Plain-English instructions. A read-this-first tab that takes two minutes.

Who it's for / not for

Be honest with yourself before you download

It's for you if:

  • You own 2-20 buy-to-let properties in the UK

  • Your current "system" is bank statements, scribbled notes, or three spreadsheets that don't talk to each other

  • You dread tax season and want next January or year end to be a one-evening job

  • You want to see whether a property is actually paying you, not just whether the rent landed

It's not for you if:

  • You're already on Xero / QuickBooks with a bookkeeper - you don't need this, you need better reports out of what you've got

  • You run a furnished holiday let or serviced accommodation business with daily bookings (different beast, different software)

  • You own 50+ properties (you've outgrown a spreadsheet, even a good one)

Hi, I'm Chaya.

I run Ecco Accountants - we work with UK property investors only. I built this tracker because I kept seeing the same problem on the first call with new clients: smart investors, real portfolios, messy records. And they were paying more tax than they should have, because their accountant only saw half the picture.

This is what I'd hand a new client on day one if their bookkeeping wasn't where it needed to be. It's not a substitute for an accountant. It's a way to walk into a conversation with one already knowing your numbers.

ABOUT ECCO ACCOUNTANTS

We only work with property investors. It's all we do.

Ecco Accountants is a specialist accounting firm for landlords and property investors. When you talk to us about Section 24, SPVs, or refinancing, we don't need a glossary. Our clients come to us because their generalist accountant was missing things, and it was costing them thousands.

Chaya and her team handle my tax, bookkeeping, VAT, and accounts across multiple companies, and the level of organisation, clarity, and consistency they bring is exceptional. Everything is explained clearly, deadlines are managed proactively, and nothing ever feels rushed or reactive.
